SENIOR PROJECT MANAGER
Location: Hybrid (In NYC 3 days per week)
Salary: 200-220K w/ Benefits and 401(k)
Position Overview
Reporting to the National Project Principal, the role of the Senior Project Manager is to plan, execute, and finalize projects in accordance with the time, cost and quality objectives of the project. This includes acquiring resources and coordinating the efforts of team members (Project Coordinators, Contract Administrators, the Project Engineers, Construction Workers, Site Foremen, and Site Managers) and subcontractors, owner-held vendors, and/or consultants. The Senior Project Manager is to deliver projects in accordance with specific contract conditions; and within the defined criteria of the organization's policies, processes, procedures and plans. The role of the Senior Project Manager is to manage multiple projects (varying according to size and duration of projects). The Senior Project Manager will also be responsible for defining the project objectives and oversee quality control throughout the project delivery process. Senior Project Managers are responsible to continue promoting the business and nurture relationships with stakeholders through high standards of performance, commitment and communication.

Profitability
* Prepare and review approve progress claims and monitor payments of same.
* Track and manage costs to exceed project financial margin targets.
* Managing variations and scope changes.
* Design management and review of design against the project budget.
* Prepare monthly financial reports for review by the Project Director.
* Carry out value engineering processes and seek alternatives to increase project profitability.
* Be attuned to Accounts payable and accounts receivable activity to ensure each project is always in a cash positive position.
* Identify all financial risks and financial opportunities during the process of contracting trade packages.
* Report risks and opportunities to the National Project Principal.
Contracts Management
* Prepare all contract documents and vendor/supplier agreements for review and approval by the National Project Principal.
* Approving sign-off on all purchasing agreements in accordance with the limits of authority.
* Be responsible for the timely procurement of all Consultants, contractors, specialist service providers and vendors.
* Administer and manage prime contracts, subcontracts, vendor and supplier agreements.
* Finalizing prime contract and subcontract/vendor accounts within 1 month of completion.
* Disposing or archiving of contract records at a suitable time after the final completion of the project (when all project transactions and activity have been completed.
* Ensure projects reach final completion in accordance with specific prime contract conditions.
Project Planning
* Managing project resources.
* Develop overall Project Schedule in line with prime contract requirements
* Identify all long lead time items, and determine ways to reduce impact/risk on project.
* Determining project specific risks, goals and opportunities.
* Determine Project Delivery method in collaboration with Client and National Project Principal.
* Determining and monitoring procurement schedule in line with baseline schedule.
* Chairing team meetings / OAC meetings / subcontractor meetings in
accordance with management plans.
* Ensuring that the organizational structure of the project team meets the needs of the project.
* Proactively seeking opportunities to improve overall project performance.
* Driving and monitoring project completion activities.
* Identifying and documenting key lessons learned and areas of opportunity upon project completion.
* Identifying all authorities with jurisdiction over the project and obtain all necessary approvals.
* Adopt and implement best practices during delivery of the project.
* Ensure a construction methodology is in place for the project that meets all the project objectives, to ensure the most efficient and cost- effective way of construction.
* Ensure all project/site management plans are in place for the project, made specific to the project, and are signed off by Senior Management.
Project Time
* Monitor and track the project schedule to ensure compliance with the contract schedule. Utilize both long and short range scheduling techniques.
* Develop procurement schedule in line with identified lead times and overall project schedule. Track the timing of all procurement activity.
* Ensure all Delay Claims are submitted in accordance with relevant prime contract conditions.
* Assess all delay and acceleration claims in accordance with prime contract,
* Incorporate all owner-held vendor/supplier lead times into the project schedule. Advise owner on upcoming procurement deadlines.
* Develop strategies to make up time where the project is falling behind program.
Industrial Relations
* Escalating industrial relations matter to National Project Principal if required, and ensuring all relevant parties are kept up to date.
* Ensure all sites have the correct union/non-union labor in place.
Quality
* Ensuring an appropriate level of quality is achieved in accordance with conditions of prime contract and quality management system.
* Ensuring the right contractors, owner-held vendors and subcontractors are in place to deliver the required quality.
* Upon Substantial Completion or handover to the client, ensure projects have been professionally cleaned and meet the requirements of the prime contract or the expectations of the Owner.
* Managing design and documentation processes (as applicable).
* Establish a punch list in collaboration with the owner, architect and general contractor to document defects and deficiencies in contractor, subcontractor and owner-held vendor work. In all cases ensure all punch items have been rectified within 2 weeks of Substantial completion or handover to the owner
* Adopt proactive processes during delivery to ensure quality is maximized and punch items are minimized at substantial completion.
* Ensure IMS System requirements are complied with.
Safety
* Working in coordination with general contractors, installers and other subcontractors to ensure that proper safety plans are developed, and that they meet client requirements and requirements of the relevant jurisdictions, including but not limited to OSHA.
* Confirming contractor, subcontractor and owner-held vendor compliance with the organizations safety management system.
* Ensure Designers have identified any 'safety in design' issues.
* Acquiring and disseminating safety related information.
* Ensure the General Contractor has developed and implemented emergency procedures for each project.
* Assessing and monitoring the capability of service providers in the supply chain and verifying that they meet safety requirements.
* Ensure the General Contractor has identified the hazards and assessed the risks associated with the work
* Stopping, rejecting or quarantining unsafe work methods, work areas, materials, plant and equipment.
* Reporting incidents and illness / injury, and providing and collating incident, illness / injury information and statistics.
* Ensure that incidents and illness / injury are investigated by the relevant subcontractor/ owner-held vendor and that corrective and preventative actions are implemented
Environment
* Defining environmental management objectives, priorities and targets (at project level) in line with the organization's and client's Environmental Management System.
* Ensuring and managing compliance with environmental legislation, regulations and licensing conditions.
* Ensure the designers are managing environmental design issues.
* Ensuring environmental management plans are created by General Contractors/subcontractors/ vendors.
* Providing general contractors, subcontractors and vendors copies of the environmental risk assessment and required controls before start of work.
* Keeping abreast of changes in legislation and regulations.
* Acquiring and disseminating environmental management information.
* Assessing general contractors', subcontractors' and suppliers' abilities to comply with environmental management system requirements.
* Ensuring compliance with environmentally sound work practices.
Design Management (for Design & Construct Projects)
* Manage and co-ordinate consultants to ensure design deliverables (at each required milestone) are received in accordance with the program and schedule.
* Ensure consultants' designs will meet the requirements of the time, cost and quality objectives for the project.
* Ensure all authorities having jurisdiction over the project are identified and that the design will comply with their requirements.
* Ensure project design team has coordinated and incorporated all requirements from owner-held vendors and Equipment/furniture suppliers into the design. Ensure all structural load, spatial, connections and utility provisions are incorporated into design; all lead times are incorporated into the project schedule; and delivery/access requirements are met.
* Gain all required approvals from stakeholders (at each required milestone) in a timely fashion to comply with the program and schedule.
* Manage all design inputs, especially the requirements of the owner and effectively distribute all required information to the project team, including consultants/ stakeholders, for incorporation into the design.
* Manage design cost planning to test the cost of the design at each required milestone.
* Ensure the design complies with the requirements of relevant Authorities Having Jurisdiction (AHJ), all relevant legislation, generally accepted industry standards, and local by-laws.
* Review the design in terms of buildability and proactively look to modify the design to improve efficiency and buildability.

Required Qualifications, Knowledge and Experience
* Formal qualifications in Building, Construction, Engineering, or a Property / Project Management based diploma or higher.
* Sound experience within the Design/Construction Industry (preferably in the commercial Tenant Improvement sector) with a minimum of 5 years' experience.
* Significant knowledge in the use and management of industry-based contracts, subcontracts, and Project Management workflow platforms.
* Sound knowledge of project management techniques including performance assessment, project evaluation and review techniques, value engineering and quality assurance, procurement
methodologies, project organization and communication.
* Proven track record of identifying customer needs and providing quality customer service.
